Things to Consider When Looking for a Home

A wide variety of housing options are available in Kuala Lumpur; detached and semi-detached houses, condominiums or apartments offered as fully or partly furnished or unfurnished. Before you start to look for a home you should ask yourself what your priorities are; how close do you want to be to schools, office, shopping, city center, public transport, or sport facilities.

Below you will find some general information that you may want to keep in mind when house hunting:

  • Location near mosques, schools, shopping centers and restaurants tend to be more busy, so there will be heavier traffic and more noise, but it is also more convenient.
  • If you have school age children, ask for a bus route map from the school so you can make sure the house or condominium that you eventually choose is on the route.
  • Floors are generally tiled which keeps the rooms cooler.
  • Every room should have an air-conditioner and/or a fan.
  • In Malaysia it is common for every bedroom to have its own bathroom.
  • Services usually provided in a condominium include 24-hour guard/security service, swimming pool, gym, playground, tennis court, small convenience shop, sometimes a cafe/restaurant and occasionally a laundry service.
  • A few condos have nursery schools located on the premises. The schools are opened to the general public, but residents may get priority on the waitlist.
  • Most houses have window grills and it is advisable to have an alarm system, preferably connected to a central monitoring system.
  • In general, the newer the house/condominium the better the finishing. In older homes it is common to just do "touch ups"instead of plastering/painting an entire wall. If you are unhappy with the result you should insist that it is redone before you move in.
  • You should check whether the property has main sewage or a septic tank. If it has a septic tank then ensure it is emptied before you move in.
  • It is common not to have hot water in the kitchen. If you consider it important ask the landlord to install a boiler before finalizing the contract.
  • Also not all sinks in the bathroom are hooked up to hot water, if that is important to you, you may want to negotiate with the owner to install hot water for sinks.
  • Most water heaters have a switch and are not thermostatically controlled, so don't leave them on all the time. Otherwise, expect a huge electric bill.
  • Before signing, make sure that it is clearly stated in the contract as to who will be responsible for maintenance and repairs. Everything is negotiable including provision of white goods (major appliances) as well as pool/garden maintenance and re-landscaping.
  • A car could be a must if you choose to live in certain areas outside the city center. Otherwise, it is easy to get around through taxis and generally efficient public transport system.
  • Above all it is very important to make sure that everything is fixed before you move into the house or condominium.
